The VA loan is one of the only mortgage programs in the U.S. that allows qualified buyers to purchase with no down payment, no private mortgage insurance (PMI), and competitive rates. The VA backs a portion of the loan, which is why lenders can offer these terms. A one-time VA funding fee applies — and it's waived entirely for veterans with a service-connected disability rating.
